There are several steps that are involved in an office space design. The following phases are written in more detail for you to understand how Techno fulfills your design needs.
PHASE I PROJECT ORIENTATION
The project team from Techno will meet with the client's team to define the scope of the project. An explicit determination of the client's goals and objectives will be outlined as well as any distinctive operational requirements needed to achieve an optimum design solution.
PHASE II PROJECT SCHEDULE
Our project approach and process allows our clients a full understanding and awareness of each decision's impact and consequences, enabling them to make informed decisions at key critical points along the way. Our clients receive a comprehensive project schedule complete with timetables. In addition, space analysis, project definitions, block layouts/stacking diagrams and space plans are also provided for visualization of completed projects.
PHASE III PROGRAMMING AND STRATEGIC PLANNING
Prior to determining the extent of a new facility, planned office move or office renovation, a thorough review of present conditions, projections of future growth or down-sizing and a determination of comprehensive design requirements must be completed. This includes spatial projections and sizing as well as preliminary tests of the feasibility of various building types and options.

PHASE IV PRELIMINARY PLANNING AND SCHEMATIC DESIGN
Once the program has been determined, architectural and planning concepts consistent with the operational goals and functional relationships are developed. Space Plans, which portray the general layout and orientation of the space, are developed and refined. Initial colors and materials are defined and furnishings and furniture systems are determined.
Phase IV services include:
- Generation of Architectural and Planning Concepts
- Development of Space Plans and Refinement
- Color and Material Determinations
- Workstations and Support Space Refinement
- Furniture Inventory Guideline Development
- New Furniture Recommendations and Furniture Reuse Recommendations

PHASE V DESIGN DEVELOPMENT
During this phase of work, the ideas and concepts determined in Phases I and IV are refined, detailed and integrated into a coordinated plan. Final design concepts and determinations are reviewed for strict conformance to budget and schedule criteria.
Phase V services include:
- Determination of Final Furniture Standards
- Finalized Space Plans
- Selection of Final Architectural Elements
- Selection of Mechanical, Electrical and Lighting Components
- Design Support and Special Areas
- Selection of Final Colors and Materials

PHASE VI DOCUMENTATION AND SPECIFICATIONS
Based on the approval of all design work in Phase V, each and every aspect of the design is documented for bidding and construction into the "Contract Documents."
These drawings and written specifications outline in precise detail the dimensional relationships, material specifications and coordinated placement of every detail of the space.
Techno does not prepare, but will review, all mechanical, electrical, plumbing, fire protection and life safety plans for its clients.
Phase VI services include:

- Electrical Tele/Data Plan

PHASE VII CONSTRUCTION ADMINISTRATION AND MANAGEMENT
The smooth and orderly transition into the implementation phases of the project is critical to the project's success. While the contractors and subcontractors have obligations directly to our clients, our role in observing, evaluating and managing the construction process on our client's behalf is essential.
Phase VII services include:
- Bid Preparation, Review and Award
- Shop Drawing Review
- Construction Observation
- Punch List Preparation
- Payment Request Review
PHASE VIII MOVE-IN COORDINATION AND COMPLETION
Prior to completion of construction, our responsibilities extend to assisting you with the planning and coordination of the actual move, relocation or reoccupancy of the space. We attend to every detail of construction completion and help you retain movers and manage the labeling and tagging of items for moving. Following occupancy, we will conduct a post-occupancy evaluation to identify any lingering problems with the space and expedite their connection.
Phase VIII services include:
- Project Close-out & Construction Completion
- Project Records Organization & Transfer to Client
- Post-Occupancy Evaluation

FACILITIES MANAGEMENT
Techno offers facility management services by organizing and analyzing space, equipment and furniture. We create a direct link with industry standard AutoCAD software and a database structure to develop reports and graphical presentations. The Computer-Aided Facility Management (CAFM) will track and minimize vacancies, plan moves and report accurate square footage figures within a facility, allowing the client to make informed business decisions about space and growth needs.
